Top mortgage lenders for Marco Polo condo

I did a quick dip into available real estate data to extract a list of lenders with the most first mortgage loans in the Marco Polo Apartments condominium, site of the major fire earlier this month.

I’m guessing this will provide a rough estimate of which lenders have the most exposure to claims, or face the most risk if the finances of Marco Polo are significantly impacted by the fire over the next couple of years.

There are limits to these data. I believe they are drawn from mortgages recorded in the state’s Bureau of Conveyances. And although they show where the loans originated, I don’t believe they reflect whether loans have been sold or transferred so that they may not still be held by the original lender.

And I don’t believe they reflect the current outstanding amount owed on the mortgages, but rather the original amount.

But, despite the limitations, I think it’s interesting to see which institutions have a stake in the building’s cleanup and restoration.

Repeat this for each of the nonsprinklered residential buildings that would be covered by a bill to require retrofitting with fire control sprinklers, and you’ll see lenders with the biggest stake in the issue. An open question is whether lenders will support sprinklers as a way to reduce potential losses, or whether they believe mandatory retrofitting will undermine the finances of condominium associations.
